What do I do in an emergency?
The first thing to do in any property damaging emergency is to take immediate action to alleviate the problem, and keep the damage to a minimum. This means that the first emergency call should be placed to:
- 911 (fire, medical emergency, major water leaks, crime or sewer back-ups)
- Dominion Power 866-366-4357 (downed power lines, no electricity)
- Arlington County Water 703-228-6555 (no water, water main leaks)
- For any water leaks or plumbing problems within your unit – remember to first turn off your water (under the kitchen sink in the upper units and in the downstairs closet for lower units)
Fire and severe or life threatening common area damages are the only emergencies that require an after-hours call to Northern Virginia Management at 571-244-3015 after the Fire Department or other emergency response unit has been called. Please follow the emergency instructions given on the message.
When are the Board meetings?
Generally, the Board meets monthly on Monday evenings, and there is an annual meeting generally in March. We welcome owner input, and if you would like information on the upcoming Board meetings please use the contact us form.
How does parking work?
Residents may not park in spaces marked “Guest Permit required” as each unit has its own dedicated space. Residents parked in Guest Parking will be towed. All residents should obtain an Arlington County Zone permit if they wish to park on the street. To obtain a Zone parking permit, call the Arlington County Treasurer or apply online via Arlington County’s webpage: https://rppp.arlingtonva.us
Guest Permits are valid for 24 hours only and may not be reissued to the same car for 10 days. Vehicles without a Guest Permit or those returning before 10 days have elapsed will be towed. If your guest will be staying longer than 24 hours please obtain a Zoned street parking permit from the Arlington County Treasurer. If you need to replace a lost or stolen guest pass please use the contact form to reach the Board.
No parking is permitted in fire lanes. These are marked in yellow at the North end, South end, and central areas of the lot.
What do I do if there is an issue?
For any non-emergency issues that arise please fill out our form to contact the Board. We will respond to lay out a path to resolution if the issue violates our bylaws, and if not recommend a course of action.
What does the Condo Association cover?
On behalf of our owners the Condo Association takes responsibility for the care and maintenance of;
- Any exterior brick including the units, walkways, stairs and common areas
- The roofs of all of the units
- The shed and fence in every yard
- All the black iron gates and railings
- Community landscaping and lighting
- The parking lot and guest permitting process
- Common area pest control and snow removal
- Water lines up to the meter
- Seasonal HVAC inspections
- Gutter system
- Mailboxes, excluding key replacements
- Door lights, excluding light bulbs
Additionally, the Association carries an umbrella insurance policy that also includes a seasonal inspection only of your HVAC units. Homeowners are required to carry a condominium homeowners insurance policy for their units.
What does the Condo Association not cover?
The homeowner is responsible for everything within the walls, and keeping their outdoor space well maintained. Any changes to the original layout of a unit will not be covered by the Association’s umbrella insurance coverage. Additional responsibilities include:
- Maintaining their front door and windows within architectural standards
- Cleaning and maintenance of the wood burning fireplace
- The HVAC system
- Water and sewer lines past the meter
- Cable & satellite – dish placement must first be approved by the Condo Association
- Patios, yards and their trees
- Exterior power outlet
- Outside water connection
- Carrying homeowner and renters insurance
Please remember to winterize your outside water lines by turning off your outside water located under the kitchen sink in the upper units and in the downstairs closet for lower units.
How to best use your yard/patio
Owners are responsible for the upkeep, maintenance and yard care of the outdoor area adjacent to their unit. The Arlington County Fire code mandates that fires must be 15 feet from buildings, so fire pits are not allowed. Propane heaters are permissible.
Suspended lights, motorcycles and large pieces of trash or junk cannot be stored in the patio areas for long periods of time. If you have questions you may reach out to the board.
What if I want to change my patio, yard, windows or door?
Residents must use using designs that are consistent with the community’s architecture. look and feel. If you have questions on if a plan would deviate from these norms please use the contact us form to present your plans for approval by the Board.
When is trash day?
Arlington County collects trash and recycling on Tuesdays. Per the Arlington County Code please place all refuse and recycling carts at the collection point no sooner than 5pm the day prior to, nor later than 6am of the day of scheduled collection. Remove all carts to their normal storage location within 24 hours after emptying to help keep our community clean and sidewalks free of unsightly trash carts.
When are quiet hours?
Residents and their guests should take care to not disturb other residents with excessive noise, or the use of radios, music instruments, telephone or amplifiers. Please be courteous to your neighbors and consider moving late night outdoor gatherings inside, or large gatherings to a local bar, restaurant or other appropriate gathering place.
If your neighbors are too loud, call them or knock on their door; they may not have realized they were disturbing you. If the noise continues to be a long term issue you may use the contact us form to reach the Board.
How do I pay my Condo Association dues?
Dues are paid directly to our management company Northern Virginia Management and are due before the 5th of each month. You may mail a check, drop it off or set up a single or recurring ACH transaction with them. Full details can be found on their website here
